House Exterior & Siding (Ground Level)
Vinyl, fiber cement, T1-11, stucco — we clean ground-level and first-story accessible siding properly without forcing water behind it. Portland's rain and shade create persistent mold and algae. We eliminate it and can apply a mildewcide treatment to slow regrowth. Ground-level services only — we do not work from ladders or on roofs.
Decks & Patios
Wood and composite decks need the right pressure — too much damages the surface, too little doesn't clean. We adjust settings per material and can prep decks for staining or sealing.
Fences
Cedar, Douglas fir, and composite fences take a beating in Portland weather. We clean them without splintering the wood, and can prepare the surface for staining.
Driveways & Walkways
Concrete and paver driveways cleaned with a surface cleaner for consistent, streak-free results. Moss and algae removed from gaps and edges.
Garage Floors
Interior garage floors treated with a surface cleaner. Oil and grease spots pre-treated with degreaser before washing. Hot water used for stubborn buildup.
Sidewalks & Concrete
Public-facing sidewalks, pathways, and concrete surfaces cleaned thoroughly. Great for removing years of Portland moss and algae buildup.
Who This Is For
Best For
Pre-Sale Curb Appeal
Listing your home? A full exterior wash plus driveway pass adds visible value in listing photos and showings. Most refresh jobs run a day or less.
Annual Spring Refresh
Portland's wet winters leave green film on everything by April. One annual visit — siding, driveway, deck — resets the house and stops the mold cycle.
Heavily Shaded Properties
Homes under big firs or close to a creek build up moss fast. We clean what's there and can apply a mildewcide so it doesn't all come back by July.
Why This Matters in Portland's Wet Climate
36+ inches of rain a year. 200+ cloudy days.
Portland's mild, wet climate is exactly what mold, algae, and moss love. North-facing siding stays damp from October to May. Cedar fences turn black in two seasons. Concrete walkways pick up a green film by the second winter. It's not a sign of poor maintenance — it's just what happens here.
We adjust pressure, temperature, and detergent per surface so we clean it without damaging it. Vinyl siding gets low pressure and a sodium hypochlorite mix. Cedar gets a soft wash. Concrete gets a surface cleaner pass. Same truck, same standards, three different techniques. Do it right the first time, so you don't have to call us back in six months.
Good to Know
Common Questions
Will pressure washing damage my siding?
Not if done correctly. We adjust pressure and technique for each surface type. Vinyl siding is cleaned differently than wood, stucco, or fiber cement. We don't use a single setting for everything.
Do you clean roofs or upper stories requiring ladders?
No — we specialize in ground-level services only. That includes siding up to the first story, driveways, patios, decks, fences, and sidewalks. For roof cleaning, we recommend hiring a dedicated roof cleaning service.
How long does it take to clean a house exterior?
Most single-family homes take 2–4 hours depending on size and how much buildup there is. We give you a time estimate when we quote.
Do I need to be home?
Not necessarily, but it helps for the first visit. We'd like to walk around the exterior with you beforehand to confirm what's being cleaned and note anything we should avoid.
