How often should I wash my house in Portland?

Accepted Answer

Most Portland homes benefit from a yearly wash because of our wet climate — moss, algae, and mildew build up fast on the north sides of houses and shaded surfaces. Driveways and concrete can usually go 18–24 months between cleanings. We'll tell you what actually needs it and what can wait.

Will the spray damage my plants?

Not the way we do it. We pre-rinse plants and shrubs with clean water before any cleaning agent goes down, tarp anything sensitive, and rinse again after. The detergents we use are biodegradable and break down quickly. If you have something rare or fragile, point it out at the walkthrough and we'll cover it or route around it.

Will pressure washing damage my siding?

Not if done correctly. We adjust pressure based on the surface. Vinyl and fiber cement siding require lower pressure than concrete. We don't use a single high-pressure setting on everything.

What about pets?

Keep them inside during the wash — the equipment is loud, the water surprises them, and the detergent residue (even biodegradable) is not something we want them licking off the patio. Once we're done and everything's rinsed clean, the yard is safe again. We'll let you know when.

Is the soap toxic?

Accepted Answer

No. We use biodegradable, plant-safe detergents — sodium hypochlorite-based for most siding and concrete jobs, diluted to manufacturer specs and rinsed completely. It's the same family of cleaners that pros across the country use. We don't pour anything into storm drains and we don't leave residue.

When is the best time to get pressure washing done in Portland?

Spring (April–May) and fall (September–October) are the most popular times. Spring makes sense after winter buildup; fall prepares surfaces before the wet season. We work year-round in dry conditions — we don't work in rain.

What if it rains the day of the appointment?

Accepted Answer

We reschedule. Pressure washing in active rain is bad for the work (detergents won't dwell properly) and bad for safety. We watch the forecast the morning of and call by 9am if we need to push the appointment. No reschedule fee, no hassle.

Do you bring your own water?

We use your outdoor spigot — that's standard for residential pressure washing in Portland. We bring the equipment, hoses, detergents, and any extension lines we need. If your water access is unusual (no exterior spigot, well water, distant hookup), tell us during the quote and we'll figure out logistics.

Do you move outdoor furniture and planters?

We move light items (chairs, small planters, doormats). We ask that large furniture, grills, and heavy items be cleared beforehand. We protect plants and landscaping that can't be moved.

Can you remove oil stains from my driveway?

Accepted Answer

Partially, yes — but set-in oil stains don't fully come out with pressure washing alone. We use a degreaser pre-treatment on oil spots, which significantly reduces the stain. Fresh stains respond better than old ones. We'll tell you honestly what to expect before we start.

What about second-story siding or higher reaches?

We work from the ground only. That covers most single-story homes top to bottom and the first story of two-story homes. For upper-story siding, you'll want a contractor with proper fall protection and ladder rigging — we don't do that work and we won't pretend we do.

Do you do roof cleaning?

Accepted Answer

Not yet. Ground-level pressure washing only — driveways, patios, siding up to the first story, decks, fences, and sidewalks. Soft-wash roof cleaning is on our roadmap as we build out crew certification, but for now we'd point you toward a dedicated roof cleaning service.

Do you do moss removal?

Yes — moss is the Portland classic. We treat hardscapes (concrete, pavers, walkways) with a moss-killing solution, let it dwell, then pressure wash and rinse. For roof moss specifically, see the previous answer — that's the dedicated roof cleaner's job, not ours.

What about concrete sealing after the wash?

Not at this time. We're focused on the cleaning side and can refer you to sealers we trust if your driveway is ready for it. We won't quote work we can't legally deliver.

Do I need to be home?

Accepted Answer

Not necessarily, but it's helpful for the first visit so we can confirm the scope and access. If you can't be there, we can walk through expectations over the phone beforehand.

Do you use hot or cold water?

Accepted Answer

We use both depending on the job. Cold water works for most exterior surfaces. Hot water is used for oil and grease on concrete and garage floors. We bring the right equipment for the job.
